The plotted development projects which were in limbo for quite some
time have gained momentum in Adibatla, Hyderabad with a spurt in the volume of
the capital ideals inching high marginally in select micro markets, thanks a
lot to a well balanced government and new professional developments such as
ITIR, Pharma City and Education Hub.
The ITIR project alone covers almost all of the national highways
peripheral areas with a significant investment of Rs 2. 5 lakh crore over a
period of time. The Pharma City arriving up on a massive area of 8,000 acres on
SriSailam Highway near Adibatla will make job opportunities for 2 lakh people
due to surge widely used for specialized staff thus creating a population of 20
lakh people in due course.
IT majors like TCS, Convergys and CTS are creating expansion plans in
Adibatla and projects have already commenced functions and it is said that 5,
000 people are already deployed in and around the area.
That is no surprise that land demand increased towards areas like
Adibatla, Tukkuguda and SriSailam Highway.
Land prices are slightly up by 5 percent in areas to Ibrahimpatnam and
outer ring road (ORR) vicinity. Land prices vary from Rs 1,400 to Rs 3,500 per
sq yard in areas en way to Ibrahimpatnam in which a number of drawn development
projects by marketers like JB Infrastructures ( JB's Serene County ) Developers
offer multiple options to investors.
Near to Ibrahimpatnam, the government has already allocated lands to
TCS and CTS for setting up their operations. The aero park, an SEZ, which is
closer to ORR and Ibrahimpatnam-Adibatla corridor, has already been operational
which is again a major development that will raise the traffic flow and the
setting up of additional units in the coming months.
With political stableness increasing the sentiment of the city, there
are better days for land developers and time is appropriate for investors to
the market to strike great deals.
